PROPERTY REVIEWS & WRITTEN TERMS
Know what comes next.
Ask our team about the details for your property.
How do I request a cash offer for my house?
Start with your property address and tell us about occupancy, your timing and your preferred contact method. Our team reviews the details before discussing whether an offer makes sense. Submitting the form does not create an offer or an obligation to sell.
Do you buy houses outside Utah?
We are based in Utah and consider properties across the United States. Each location, property and proposed transaction is reviewed individually. Availability depends on local requirements and the deal structure.
Do I need to make repairs or clean out the house first?
You can ask for a review with the house in its current condition. Tell us about known repairs and belongings at the property. Repair, cleanout and possession arrangements must be clear in any written agreement.
How is a cash offer determined?
A review considers the property condition, comparable sales, expected repairs, holding and closing costs, and the proposed purchase structure. An as-is offer may be lower than a successful retail listing price. Compare the full terms and likely net proceeds.
How quickly can I sell my house?
Tell us your preferred timeframe. Actual closing depends on access, due diligence, clear title, the closing professionals and agreed written terms. Choosing a timeline in the form does not guarantee a closing date.
Can I sell an inherited house or a property with tenants?
You can request a review. Inherited-property authority, title and existing tenant rights must be checked with appropriate professionals before any agreement or closing. Do not include tenants’ private information in the initial form.
Who pays closing costs and other fees?
The proposed buyer, closing costs, fees and any assignment structure should be explained in the written terms. Ask for a clear breakdown and compare what you would receive after costs. Do not assume every transaction has the same terms.
Am I obligated to accept an offer?
No. Sending a property inquiry does not obligate you to sell or accept an offer. Review the price, costs, conditions and written agreement before deciding. You can ask questions or choose another option.
What is included in an investor packet?
When available and authorized for release: the property details, photos, asking terms, estimated repairs, supporting comparables, ARV assumptions, access instructions, occupancy information and proposed closing structure. Verify all assumptions independently.
Is the displayed spread my profit?
No. The illustrative spread shown here is ARV minus asking price and estimated rehab. It excludes financing, holding, selling, closing and other costs. ARV and repairs are estimates, and profit is never guaranteed.
Are the sample deals available to buy?
No. The sample inventory shows how opportunities will be presented. Contact Byron for live availability, pricing, addresses and full packets.
